Following a detailed review and property visit, you receive a clear, practical plan for what to address this winter, what to consider over the next three years, and what to budget for both essential and additional improvements.
What does the survey include?
Before I visit, I review your existing holiday-home listing, photography and guest feedback to understand how the property is currently presented and performing.
I then spend up to two hours at the property, looking at it through three lenses: design, guest experience and investment.
Following the visit, you receive a written report covering:
- What to address this winter — the improvements I believe should take priority before the 2027 season.
- What to plan for over the next three years — a considered programme of improvements rather than reacting to individual problems as they arise.
- Where your investment is likely to have the greatest impact — on the guest experience, presentation and earning potential of the property.
- Indicative budgets — separating essential expenditure from additional improvements, so you can make informed decisions about where to spend.
At the end, I want you to have something very simple: a clear plan for your property and confidence about what to do next.

For established one-to-three-bedroom holiday homes.
The fee includes the pre-visit review, up to two hours at your property and your written Design & Investment report.
Optional Reinvestment Budget — £395
For owners who want to take the analysis a stage further, I can also prepare a Reinvestment Budget using your supplied rental-income figures. This considers the proposed expenditure in the context of the property’s income and helps you make more informed decisions about the level and timing of future investment.
Larger or more complex properties can be quoted individually.
